Frequently asked questions

What should be checked before buying property in Venezuela?

That the seller is the real owner and can dispose of the property (a chain of title of at least 20 years in the registry), that there are no liens, mortgages or court orders, that boundaries and measurements match reality, and that the property and seller are up to date with condominium fees, utilities and municipal taxes. If the seller is married or the property comes from an estate, the required consents are also reviewed.

What is a bilateral purchase agreement in Venezuela?

It is the contract by which buyer and seller undertake to complete the sale within a set period, usually with a down payment and a penalty clause if either party defaults. It should specify the price, payment terms, deadline, who pays each cost and what happens if financing or documents are not ready on time.

Can I sell my property in Venezuela if I live abroad?

Yes, through a power of attorney granted before a Venezuelan consulate or a notary in your country of residence, apostilled or legalized. The power of attorney should be specific to the transaction. We coordinate signing at the registry and delivery of the price according to the owner's instructions.
